Another important aspect of a property that we assess is plumbing and drainage, including exterior drainage like gutters and downpipes. Any potential drainage issues that can lead to increased moisture will be noted, along with any potential for soil movement that can affect the structural integrity of the building. We also assess whether the electrical systems installed in the house are in line with the current Australian Standards and check the positioning and set-up of smoke alarms. It is also important to understand what is not covered by a standard house inspection. We cannot inspect any areas that are not easy to access – such as anything located inside the walls or covered by large pieces of furniture. We also do not check home appliances, swimming pools or fireplaces as part of our standard building inspection. Similarly, we do not check the size and layout of rooms or the property’s compliance with any building codes or health regulations. Pest and termite inspection is not included in our standard building inspection – however, we always encourage our clients to book a combined pest and building inspection with us. During the pest inspection, we scan your house for any unwanted visitors using the latest technology. This provides a cost-efficient and logical way to comprehensively inspect any property, ensuring that you avoid unpleasant surprises after your home purchase is complete.
